Legionella Risk Assessment
Landlords or anyone acting on their behalf including managing agents have a responsibility under the Health and Safety at Work etc Act 1974 to check and ensure their properties are safe from Legionella, and those responsibilities extend to anyone living at, visiting or working at any property for which you have a controlling interest.
Carrying out a Legionella Risk Assessment (LRA) on your water system periodically or between tenancies is the best way to ensure there is no risk to anyone for whom you could be deemed responsible for.
Keeping this report on file will act as a paper evidence trail of your commitment towards compliance should a problem ever arise.
